Seller property disclosures are not regulated by the state in by-owner transactions and are based on what is acceptable as stated in the contract agreement between the two parties.

However, the seller should disclose anything that could be construed as a public safety or health issue. Using a generic form to disclose problems or even better, revealing that no problems exist, is a good marketing ploy on your part. After all, your competition isn’t doing it.
