Property disclosure:
No state law appears to dictate the use of a mandatory disclosure form wheter you're listed or a for-sale-by-owner. However, the seller should disclose anything that could be construed as a public safety or health issue. Using a generic form to disclose problems or even better, revealing that no problems exist, is a good marketing ploy on your part. After all, your competition isn’t doing it.

The first group of web sites below are for those for-sale-by-owner sellers, flat fee sellers and those seeking a discount.
1) represent real estate offices that provide commission discounts over traditional rates
2) provide for a set amount or "flat fee" an agent who lists your home and gets it into your MLS
3) or are sites that list other for-sale-by-owner homes to help you gain advertising exposure.
Note:
Most sites extend their coverage beyond the specific town(s) like Phoenix and Scottsdale or as specified below to include surrounding areas as well.
If no area is specified, the coverage area is usually most or all of the state.

NOTE:
Home stagers that serve outside of major cities like Phoenix and Scottsdale often cover a fairly large geographical area. Therefore, you may wish to contact stagers who are not in your immediate vicinity if none are available locally. Many list their area of coverage on their web site.
