Prepare to resell your home:
It ain't over 'til it's over.
Just because some buyers come back for a forth or a fifth showing doesn’t mean that they must love your home. Some people can’t make a decision. Procrastinators usually wind up not making an offer.
Even after you come to a contractual agreement, your house has to be “resold” several more times before you can close: when the buyers plead to come back to measure for carpeting or to show the children, the parents, their decorator, etc.
You’ll find yourself selling it again to the home inspector, making it look great for the appraiser and do what you can at the buyers’ walk-through. It doesn’t make any difference if you’re selling by-owner or listed, be prepared for this agonizing and highly important reselling routine.
And your home has to look nice every time. It’s during this period that you vow never to move again.
