You can opt to sell as a FSBO (pronounced fizzbo) meaning “For-Sale-By-Owner”, or select a Realtor to market your home. Either way, it can take a lot of preparation on your part if you want to maximize profit - let alone just to get your home sold. 
Preparation is unique among the six selling steps. That's because IT IS THE ONLY STEP that can add value to your home. You can increase your profit through employing techniques recommended in the other steps, but the Prepare step will result in maximizing your home's actual worth. Cosmetically appealing homes generate attention, attract offers and sell for top dollar.
Know this: An agent's job is to produce a buyer, but it's up to YOU to make your home stand out from the competition by being more appealing.
