C - Two Minutes Notice: How quickly could you show your home?
The two minute drill Use the following as a guide.
Create a list tailored for your home. Make sure all family members know it.- ODORS: Open doors for fresh air and have a mild scented spray ready to lightly discharge in the kitchen and bathrooms.
- LIGHTS: Everyone should know which lights should go on for their assigned rooms, plus closets, basement and garage.
- MUSIC: Have a CD ready or put the TV or stereo on to a preselected, volume-ready music channel. Flip the switch.
- ROOMS: Everybody gets assigned a room plus their bedroom.
If absolutely necessary, cram excess items under beds (not in closets). Window treatments–open or closed–will depend on the sun (tilting of blinds to block harsh sunlight) and whether it’s light or dark out. Hide clutter (magazines, shoes and stuff).
- KITCHEN: Most important room in the house. Dirty dishes–keep out of site. Counter tops clean. Throw excess kitchen items into the dishwasher. No visible trash cans. (Plan on eating more microwave meals.)
- BATHS: Switch to the new set of towels. Toilet lids closed.
- EXAMPLES OF SPECIAL ITEMS:
Turn furnace fan to ON–to stifle outside noise. Turn dehumidifier way down–eliminating a noise.
Turn on selected ceiling fans to low. (This adds life, movement.)
Be sure confidential items aren’t left out. (builder plans, an agent’s CMA, a contract on your next home, etc.)
Light the gas fireplace–if the weather is cool. Every owner’s list is different. Create a checklist by going room to room and listing everything that would need to be done for a fast showing.
After your first panic showing and an unimpressed buyer, you'll be determined to get your routine down pat for a showing in two minutes!
